5 Best Practices for Getting Stunning Real Estate Listing Photos

Final-22

As Realtors®, one of your most important marketing tools is your listing photos. The difference properly lit and staged photos can make can literally equal dollar signs. To make sure you are capturing your photos at the right time of the day and under the right weather, follow these best practices for capturing impressive real estate listing photos.

1. Use Cloudy Days for Interior Photos

Believe it or not, cloudy days are something to be celebrated in the real estate world. To get the clearest interior photos, you’ll want to capture your rooms on a partly-cloudy day if possible.

2. Embrace the Daytime

Taking photos at night can create many problems when trying to get the right shots. Taking interior photos at night can produce weird reflections of objects, people and equipment in the windows. It also eliminates one of the biggest selling points – the view!

3. Tap Into Sunshine for the Exterior

On the flip side, the outside of your home, lawn and property is best captured on a nice, sunny day. Sunshine is the perfect accessory to getting eye-catching and inviting real estate listing photos.

4. Skip Rainy Days

This might be obvious, but it’s worth mentioning if you happen to be in a hurry to get your photos or videos. It’s always worth it to wait a day if it’s raining out. Not only will your photos be more attractive if you do, but you won’t run the risk of ruining any equipment.

5. Snap at Golden Hour

The most ideal time to capture exterior photos and videos is during the golden hours of the day. This is either shortly after the sun rises or right before sunset when the daylight is softer producing warmer tones because the sun isn’t as high up in the sky.
